Overview

A good design survives construction only if someone protects it. Gava Studio Design's project direction service manages the design side of a remodel: sequencing decisions, coordinating licensed contractors and fabricators, reviewing shop drawings, checking installed work against the drawings, and keeping the owner informed.

We work with the owner's licensed contractors across the Treasure Coast and the Palm Beaches.

What you receive

What does a design project manager do that a contractor does not?

The contractor builds; the project director makes sure what is built is what was designed. Contractors manage trades, permits, and schedule. We manage the decisions those trades depend on: which tile, which grout line, which fixture, at which height, delivered by which date. We answer questions on site so work does not stop, and we catch deviations early.

Gava Studio Design is a design and consulting practice, not a licensed general contractor. Permits are pulled and licensed work is performed by the contractors we coordinate. This division is deliberate: the owner gets a design advocate who is independent of the builder.

Coordinating remodels and countertop projects

Kitchen and bath remodels involve the most trades in the least space. Cabinetry, countertops, plumbing, electrical, tile, and appliances all depend on one another, and one late decision delays all of them. We sequence selections in the order the trades need them and track lead times so long-lead items are ordered first.

Countertop projects have their own rhythm: slab selection, cabinet installation, templating, fabrication, and installation. We coordinate the fabricator with the cabinet installer and plumber so templating happens once and the sink, faucet, and cooktop cutouts are right.

  • Selections sequenced by trade so nothing waits on a decision
  • Long-lead items ordered early with alternates on file
  • Templating and fabrication coordinated with cabinetry and plumbing
  • Installed work checked against the drawings before the next trade covers it

Working in condos, associations, and gated communities

Treasure Coast renovations frequently run through condominium associations and HOA architectural review boards. We prepare the design documents these bodies request, track approval timelines, and plan deliveries, elevator reservations, and work hours around the rules of oceanfront condominiums and gated club communities.

For homes rebuilt or remodeled after storms, or for older properties with unpermitted past work, we coordinate with the contractor and, when needed, an architect or engineer to keep the design compatible with the permit path.

How project direction is scoped

Project direction is proposed alongside the design scope, with site visits, meetings, and reporting frequency defined for the size of the job. Owners who live out of state part of the year, a common situation on the Treasure Coast and in the Palm Beaches, receive photo reports and video walkthroughs at each milestone.

FAQ

Common questions

More answers

Do you pull permits?

No. Building permits in Florida are pulled by licensed contractors. We coordinate the design documents they need and work with your contractor or one of our partner builders.

Can you manage a project if I already have a contractor?

Yes. Project direction is independent of the builder. We coordinate with any licensed contractor you have engaged.

Do you attend site meetings?

Yes. Site visits and coordination meetings are scheduled at the milestones where design decisions are verified, typically rough-in, before drywall, before tile, and at installation.
