Interior design in St. Lucie County

Gava Studio Design is an interior design studio based in Stuart, in neighboring Martin County, serving homes and businesses across St. Lucie County. Created in 1905, the county had 329,226 residents at the 2020 census, about 62 percent of them in Port St. Lucie. Fort Pierce is the county seat, St. Lucie Village is its only town, and the remaining 418 square miles, from Hutchinson Island South to River Park and Lakewood Park, is unincorporated county.

That split shapes every project. We design new-construction interiors in Port St. Lucie's master-planned communities, renovations in its original General Development neighborhoods, historic homes and downtown businesses in Fort Pierce, and condominiums on Hutchinson Island, and we coordinate each with the licensed contractors and with the city, town or county department that reviews it. Consultations happen at your property, at showrooms and slab yards when selections call for it, or by video.

Who issues permits: two cities, one town and the county

St. Lucie County's Building and Code Regulation Division issues building permits for unincorporated St. Lucie County, about 418 square miles with an estimated 76,600 residents in 2020. The City of Port St. Lucie, the City of Fort Pierce and the Town of St. Lucie Village issue their own, and St. Lucie Village has its own building official. Mailing addresses can mislead: PGA Village and River Park have Port St. Lucie addresses but are unincorporated, and the county publishes an interactive map for checking a parcel's jurisdiction.

Other reviews add to that. Fort Pierce's Historic Preservation Board rules on certificates of appropriateness for historic sites in the city's six districts, and gated communities such as PGA Village run master architectural review. Gava Studio Design is not a contractor: licensed contractors pull permits and do the licensed work, and we prepare the design documents and coordinate the reviews through project direction.

Housing across the county

Port St. Lucie's General Development grid of quarter-acre lots, which filled in from the 1970s onward, lends itself to kitchen, bath and open-plan renovations. West of I-95, Tradition, Riverland and Verano are still being built out, and their builder packages give interiors a starting point rather than a finish. Fort Pierce holds the older layers, with Mediterranean Revival, Mission, Bungalow and Frame Vernacular houses in districts such as Sample Oaks and River's Edge, and St. Lucie Village's National Register district lines North Indian River Drive.

The unincorporated communities vary as much. River Park is a single-family neighborhood on the North Fork of the St. Lucie River, first platted in 1953; Lakewood Park lies north of Fort Pierce and Fort Pierce North along its northern edge; and the oceanfront of Hutchinson Island South is lined with mid-rise condominiums.

Beachfront rules and older condominium buildings

Green, leatherback and loggerhead turtles nest along the county's 21 miles of beach, and the county sets its season from March 1 to November 15. For an oceanfront home that matters indoors as well as out: outdoor fixtures stay dark or shielded from the sand, and ocean-facing glass gets drapery, shade screens or approved tint. Inside city limits, Fort Pierce enforces an ordinance of its own.

Condominium owners on the island also share a building with everyone else's schedule. Florida's milestone inspections reach towers of three habitable stories or more as they pass 30 years, or 25 near salt water where the building official requires it, and the repairs that follow can tie up balconies and elevators for months. We time a unit renovation around that calendar; our Hutchinson Island page covers the condominium side in more detail.

Local rules and facts last checked September 2026. Confirm with your building department before you plan.

FAQ

Questions about interior design in St. Lucie County

More answers

How do I know whether the city or the county reviews my project?

Go by the parcel, not the mailing address. Port St. Lucie, Fort Pierce and St. Lucie Village issue their own permits; unincorporated areas such as PGA Village, River Park, Lakewood Park and Hutchinson Island South go through St. Lucie County's Building and Code Regulation Division, which publishes a jurisdiction map. Your licensed contractor pulls the permit, and we coordinate our drawings with them.

Do sea turtle rules affect interior design on the St. Lucie County beachfront?

Yes, mostly at the glass. During the county's nesting season, windows that can be seen from the beach need drapery, shades or approved tint, and residents are asked to keep interior lights low at night. We design window treatments and lamp placement so ocean-facing rooms still feel open by day and stay dark to the beach after sunset.

What should I check before buying a Hutchinson Island condo I plan to renovate?

Two documents: the association's renovation rules and its inspection and repair plan, because structural work on an older tower can delay or reshape a unit renovation. Then book a pre-purchase walkthrough with us to test what the layout and fixed plumbing will allow before you make an offer.
